Getting someone to build your website? Ten things to demand before you sign, what it usually costs on the market and the red flags worth walking away from.

You run a business, not a web agency. You want a website that works and you want someone else to build it. Fair enough. The trouble is that "build my website" can mean anything from a template with your name on it to a project that runs over on time and budget. The difference rarely shows in the quote. It shows six months later, when something breaks and nobody answers.
Ten things to demand before you sign
- You own the domain. It is registered to your company, not the agency, so it leaves with you the day you switch.
- You get access. Logins to the domain, the hosting and the analytics sit with you too, even if you never use them.
- The price is fixed and in writing. An open hourly rate is a blank cheque, so ask for a price for a described scope and a list of what costs extra.
- You know what hosting costs afterwards. Ask for the full monthly cost in year two, not just the build price.
- A named person answers when it breaks. You want a number to a human, not only a ticket form.
- The site is fast on mobile. Open one of their sites on your own phone before you decide.
- The text is readable by Google and AI search. Services, location and contact details sit on the page as real text, not baked into images.
- The forms reach you. Send a test message yourself before launch.
- Change rounds are defined. The contract says how many are included and what counts as a change.
- Payment is tied to milestones. Pay part when you have seen a draft and the rest when it is done.
What it costs on the market
These are rough ranges, not a price list. Template sites often cost a few thousand kronor. Custom business sites typically start around SEK 15,000 and go up from there. Systems with booking, login, a webshop or integrations cost more, and the range is wide because the scope is. On top of the build comes hosting, domain, updates and support, so always count the cost over three years, not the first week.
Red flags
- The domain gets registered to the agency "because it is easier".
- Nobody can tell you the monthly cost after launch.
- The quote says "approximately" on every line and has no ceiling.
- The full amount is due before you have seen anything.
- You never speak to the person who actually builds the site.
- Someone promises the top spot on Google. Nobody can promise that.
How Byggarn does it
Byggarn is a web studio in Lund, working across Sweden and the Nordics in Swedish or English. We design, build, host and maintain the site, and every site is made for that business, not from a template. Linus Grahn builds the sites, and when you call +46 10-189 87 99 a named human answers.
- Level 1 costs 14,995 SEK for three pages. Extra pages cost 1,000 SEK each, and pages and add-ons cost at most 5,000 SEK in total.
- Level 2 costs 29,995 SEK and adds things like login, a webshop and animations.
- Level 3 starts at 44,995 SEK for integrations, AI and full systems.
- Hosting for Levels 1 and 2 costs 795 SEK/month, no lock-in.
Or pay monthly with no upfront cost, with hosting, SEO, AEO and support included:
- Mini costs 995 SEK/month, no lock-in, 3 months notice.
- Package 1 costs 1,395 SEK/month on a 12-month term or 1,795 SEK/month on a 6-month term.
- Package 2 costs 2,295 SEK/month on a 12-month term or 2,795 SEK/month on a 6-month term.
When you buy, you pay half after the first draft and half when the last change round is done. Two change rounds are included. The site is usually live in about 14 days. All prices are ex. VAT. Run your own numbers at /vad-kostar-en-hemsida, or call for a straight answer.
